POSSESSION:
35 days before possession of your new home you will receive an email from our Construction Co-ordinator confirming the dates and times of your Homeowner Orientation and Possession day appointments.
Please ensure you are available to attend the Homeowner Orientation and your Possession. As these appointments are scheduled a month in advance, they are not able to be rescheduled and it is mandatory that you attend them.
- Please note that closings generally occur between 12:00pm and 3:00pm to allow for the completion of all paperwork and transfer of funds.
- If necessary, schedule your movers so that they will arrive at your new home in the late afternoon.
- Excel Homes is unable to allow you to move any of your belongings into your new home until your Site Superintendent has officially received notice from our lawyers (even if your lawyer states the transaction is complete).
LAWYER:
- One month prior to closing, you should be in close contact with your lawyer to ensure all closing arrangements are well underway.
- Please ensure that you have provided your Area Sales Team or your with your lawyer’s contact information if you are not using Excel Homes' Legal Counsel. (Note: You cannot close your home if you do not have a lawyer.)
- Lawyers generally receive all final closing documents 2 to 5 days prior to your closing date.
POSSESSION DELAYS:
(e.g. Possession Days)
Each Excel home has its own unique construction schedule, but no home is built in isolation. Instead, all the houses in a community are placed on an overall construction timeline, to allow for the most efficient and logical flow of construction.
Excel Homes is committed to meeting our targets for new home completion and we understand that delays inconvenience everyone. However, some delays may be beyond our control. Many factors have an impact on the construction schedule, including municipal approvals during the land development process, prior to construction start. Unscheduled delays may occur due to shortages of building materials, major continuous inclement weather, or due to a shortage of workers in a specific trade.
Although it is our intention to close every home on time and we will do everything in our power to achieve this goal, in the case of a closing delay, Excel Homes will follow the guidelines set out in the in your Agreement of Purchase and Sale. Any questions pertaining to the closing date of your new home should be directed to your Area Sales Team.
