What is Involved in a Home Owner Orientation?

During your Home Owner Orientation, the operations of your home will be clearly demonstrated and warranty policies will be explained to you.

As your home gets close to completion, approximately 1 week before Home Possession, you will take a tour of the entire house with your Site Superintendent.

What is Involved in a Home Owner Orientation?

  • The operation (mechanical) and maintenance of your home
  • An explanation of the warranty policies
  • Identification of any pre-closing deficiencies in your home as part of the Alberta New Home Warranty Program Pre-Delivery Inspection

 

Overall Quality Review

The overall level of quality of your new home should match that demonstrated in the model homes and described in your purchase documents. Items requiring further attention are documented and subject to follow-up work.

These items can fall into several categories:

  • Incomplete or missing (eg. cabinet knob not installed)
  • Incorrect (eg. porch light should be polished brass, not antique)
  • Below company standard (eg. mitred corner rough)
  • Damaged (eg. scrape on the wall from carpet installation)
  • Uncleaned (eg. mud on the garage floor)

 

Completion of Outstanding Items

Excel Homes takes responsibility for resolving warranted items noted during the Home Owner Orientation. We will attempt to complete most items prior to your Possession Date.

Your Site Superintendent will advise you of delays, which may be caused by back-ordered materials or trade contractors' schedules. Please note that we will correct only warranted items recorded on the Home Owner Orientation. Verbal commitments regarding the completion of items are not legally binding.

Access to occupied homes in order to complete these items is a concern to the homeowner and the homebuilder. When appointments are made, a person over the age of 18 must be present on-site to sign off on the repairs.
