Here's a handy Possession Day checklist for you to help you stay on track of the big day you move into your home!
We have put together the checklist below to ensure a smooth Possession process for your new home. Should you have any questions regarding these tasks, please don't hesitate to reach out to your Area Sales Team.
The Construction Co-ordinator will contact you 35 days prior to possession, via e-mail, with an appointment date and time for your Home Owner Orientation as well as your Possession Date.
- Send a copy of your Possession Letter to your Mortgage Provider
- Send a copy of your Statement of Adjustments (SOA) to your Mortgage Provider.
- Obtain home insurance and send a copy of your home insurance to your Lawyer.
- Set-up your home utilities in advance: it's important to contact your utility providers well in advance to ensure that all services will be set up in time for your specified possession date. It is the responsibility of the homeowner to establish that the utilities are in your name and fully connected and made effective on your specified possession date. If you have a secondary suite with secondary meters, please ensure these are also set up in preparation for possession day. Assistance with this can also be arranged by our Move-In Concierge, Virtuo. Please note: We recommend booking any Shaw/Rogers/Telus or other utilities bookings at least 24 hours after a planned possession to help guarantee a seamless set-up.
- Read the Indoor Humidity Moisture Form which provides detailed information regarding the homeowner’s responsibility to ensure proper humidity levels within your home. You will be required to sign this upon possession of your home.
- Acknowledge your Legal Representative: As per your Purchase Agreement, you have the option of having our legal partners handle the closing of your purchase. Prior to your Possession Appointment, our legal partners will contact you via the email and/or call on your purchase agreement to obtain information regarding your purchase. If you will be using your own legal representative, please let your Area Sales Team and/or our legal partners know their name and contact information as soon as possible. Your lawyer will require documents to be sent to them by our legal partner prior to the Possession Date.
- Pay your Legal fees: The Purchaser's legal fees incurred in the registration of the transfer of land and preparation and registration of the Purchaser's first new mortgage will be paid by the Builder provided the Purchaser uses the services of the Builders’ lawyer. The Purchaser will be responsible for paying all applicable disbursements (third party costs) such as but not limited to: registration fees at Land Titles for the transfer of land and mortgage(s), due diligence searches, electronic document fees, and couriers. These disbursements will be invoiced at the time of legal closing and be paid directly by the Purchaser to Boyce Law or Ogilvie. The Builder is responsible for all utility connections, course of construction and liability insurance, building permits, surveys, realty taxes, utilities and any other payables required in the normal course of construction up to and including the date of possession by the Purchaser but not after. The Purchaser is responsible for any CMHC or other mortgage insurance premiums, or mortgage appraisal fees.
- You are required to pay the balance of funds required to purchase your home via bank draft, wire, or e-transfer at least twenty-four (24) hours prior to your Possession.
- Participate in the Home Owner Orientation and Possession meetings: Attendance is critically important in these meetings. To ensure these meetings remain focused and uninterrupted, only individuals listed on the contract are invited to attend at a maximum of 2 members. No minors are permitted on site during this walkthrough as per Safety Protocol.
- Acknowledge your Power of Attorney (if required): If you can not be present for any of your Lawyers meetings, Homeowner Orientation or Possession day, you must acknowledge a Power of Attorney that will appear in place of you.
- Please refrain from inviting guests to your Possession Day. If you would like to have additional guests join you on Possession Day, please ask them to connect with you after possession to confirm a time for them to see your new home. This will help to maintain the flow and efficiency of the process. We also recommend you read more about the possession day processes in the case of late closings.
- Upon possession of your home, ensure that a Water Meter Reading is taken and ensure to take a dated photo to assist with utilities payments.
