Will making modifications to my home void my warranty?

It is important that you know your rights before making modifications to your new home and how it may affect your homes warranty with Excel Homes and The Alberta New Home Warranty Program. Please refer to your home’s policy that you have received from the Alberta New Home Warranty Program.

Please Note: Alterations and or modifications to original work completed by Excel Homes and or it valued trade partner will compromise the warrantable coverage provided by Excel Homes.

 

Modifications to the home will impact the warranties provided by our trades. Additionally, the ANHWP will inquire about any modifications to the home if claims are filed. Any work performed after our original construction will affect the warranty on any altered components and may have unexpected consequences. If it is found that the homeowner's work caused the issue, the homeowner will be responsible to fix it themselves.

An example of a warranty exclusion could be:

If a home is to have humidity issues in their basement, and if the homeowner has finished this space themselves or using a contractor, the homeowner will be responsible for removing any materials for an inspection and putting everything back together afterwards. Excel will complete the inspection, and confirm the next steps, but making the space whole again is up to the homeowner.

(With basement development, new outlets and breakers will be added, making it difficult to distinguish between original and new installations. The HVAC system is designed for the home's original layout; altering ductwork will impact its performance. Plumbing modifications may tie into the original system, potentially causing issues that are not considered warrantable defects. Adding new walls in the basement may lead to main floor squeaks that are not warrantable. Homeowners are responsible for obtaining the necessary permits and inspections for any alterations and additions from the relevant jurisdiction.)

When it comes to the distribution systems of your home, reaching out to any third party for assistance will be considered a purchase by the homeowner outside of your warranty, which will not be reimbursed. Further on that note, calling a third party can actually void your warrantable coverage, should any mistakes occur in the repair, alterations of the product installed, and or if they are not certified to work on the product in question.

 

Please Note: We recommend calling your homes trade partner to assist you with your distribution systems. In your mechanical room on your air intake, you will be able to find your emergency sticker labelled "Oh no! Who do I call?", this will have the contact details of your homes trade partner. 



Homeowner Maintenance:

Homeowners have an obligation to mitigate damage to the home. Homeowners need to familiarize themselves with mechanical systems, utilities and routines involved in the maintenance of the home. Damages caused by improper homeowner maintenance are not covered by warranty protection.

We also recommend that you read more about your rights in the New Home Buyer Protection Act, mandated by the Alberta Government.
