Here is a step-by-step guide on the construction process taken to build your new home.
- Construction Start: This includes locating deep underground utilities, staking out the home by the surveyor, excavating processes around the house, cribbing (forming) and pouring of the foundation, window well installation.
- Backfill: The Municipal Building Inspector inspects the foundation, underground utilities are installed, and the exterior sides of the house can now be backfilled. Framing can now occur.
- Framing and Rough-ins: A wooden shell or framework is completed; plumbing, HVAC and electrical services are roughed-in; and the Municipal Building Inspector inspects the house.
- Municipal Inspection: Once the shingles are on, windows are installed, and the Municipal Inspection is complete. Your home is ready for the drywall stage.
- Drywall: Insulating, drywall installing, taping, texturing and final sanding are completed (drying time is required at this stage). It is at approximately this time that we can establish your construction completion date.
- Siding, Deck, and Battens: Depending on the construction schedule of your house, these are installed at around the same time as the drywall processes but can be completed before or after. The exterior of the home is now mostly complete.
- Finishing: The finishing stage includes the installation of door casings, hanging doors, railing, capping, fireplace mantles, kitchen cabinets, countertops, and flooring underlayment.
- Painting: All walls, doors, casings, baseboards, and railings are painted to specification.
- Flooring: Positioning and installation of carpet, ceramic tile, LVP (luxury vinyl plank), etc. occur to commence the final finishing.
- Final Finishing: Plumbing fixtures, lighting fixtures, door hardware, wire shelves and baseboards are all installed. Afterwards, final Municipal Inspections of homes all take place.
- Pre-Occupancy: The home is now completed but not ready for the homeowner. At this stage, our Construction team fine-tune the house for occupancy.
- Construction Clean: An initial thorough clean is performed throughout the house.
- Final Paint Touch-Up: The last areas where the paint is required are touched up to completion.
- Second Clean: Another thorough clean is performed through the house.
- Home Owner Orientation: This orientation is a walkthrough scheduled with you to identify any potential deficiencies.
- Final Clean: The last thorough clean is performed through the house.
- Possession: This appointment is your final step in your journey where you'll receive your keys and enjoy your brand new home.
