Once you have made the exciting decision to build your new home, you enter into the pre-construction phase. This is when the Excel Homes internal drafting and design teams begin preparing your home for municipal approvals.
During this phase, your brand new Excel home is essentially getting construction-ready. We know that might sound obvious, but it's a little bit more complicated than that. Each municipality is different, but the steps are generally the same. Our Construction and Drafting teams are delighted to shed some light and let you know the main steps involved:
- Your home is registered with the Alberta New Home Warranty Program (ANHWP)
- The Plot Plan is created to conform to municipal and grading bylaws
- Working drawings are created specific to your home
- Working drawings are submitted for Developer Approval
- Engineered drawings are created specific to your home
- Working drawings are then revised and finalized for your home
- House permit applied for via the municipality
- Full building permit is received and the file is released to construction
The Pre-Construction phase is a complicated one, and a lot is going on, but we make sure everything goes as smooth as possible here to achieve our goal of keeping your home on schedule.
In order to keep your file moving forward in a timely manner, there will be no changes permitted from this point on as stated in your Purchase Agreement: Section 8AC.
Please note: There are many factors affecting your file during the pre-construction phase and that 1 – 2 months is only an approximation. If this timeline changes drastically, we will provide you with an update.
