Drywall, also known as plasterboard, wallboard or gypsum board, forms the walls and ceilings of your home. Different types of drywall are used for different areas (applications) in your home. Drywall is made of gypsum sandwiched between two layers of paper. It is installed on wood stud walls and ceilings, finished with joint cement. Decorated with paint, wallpaper or textured (ceilings).
NOTE: Drywall is a durable product; however, it is susceptible if exposed to moisture and extreme temperature fluctuations.
EASY TIPS FOR CARE OF YOUR DRYWALL
It is imperative to moderate the humidity in your home throughout the year. Please reference the "Indoor Humidity" document provided at possession for the recommended humidity that should be maintained in your home, as well as tips to help manage levels when exceeded. If exposed to moisture the drywall panels could stain/mold and eventually breakdown. If there is water damage it should be repaired as soon as it is discovered. Examples of moisture affecting drywall are: excess water, moisture from showering and not utilizing ventilation, plumbing leak, active water source. Some tips to keep your walls in good condition:
- Dust your walls with a feather duster.
- Wash your walls with a damp cloth with mild detergent. Do not oversaturate the wall.
- Keep furniture from touching the wall.
- Do not hit or bump the walls. This could cause damage to the wall, therefore requiring repair and painting.
- Use doorstops. Door handles can cause repeated damage to the wall.
REPAIRING SMALL AREAS
As your house settles, and the building components climatize, you may find small hair line cracks. Small dents in the wall, tack or nail holes from picture hanging. These can be repaired relatively easy.
- Scrape damaged area of loose paint or drywall paper.
- With small putty knife apply small amount of joint compound to the affected area and then wipe smooth, leaving a small amount on the wall.
- Once dry, sand with fine grit sanding sponge and repeat.
- Finally, sand again and apply paint.
